Building well on a lake lot means placing the home and its windows to make the most of the view and designing porches, decks, and outdoor areas that connect naturally to the inside. How do you keep the budget from changing on me?

Transparency is the core of how we work. Once the design is set, we get quotes from our subcontractors and suppliers for the major cost items and build a line-by-line budget, so you can see exactly what's included before construction starts. Anything not yet quoted gets a written allowance. No quiet substitutions, no surprise invoices at the end.

Allowances are set budget amounts for items you'll choose later, such as tile, fixtures, appliances, and lighting. We put them in writing before construction so you know exactly how much you have to spend in each category before you start making selections.

It depends on the size and scope. For example, most kitchen remodels take four to twelve weeks. New homes and larger renovations take longer. Whatever the project, you'll have a detailed schedule before we start and can follow every milestone in real time in your client portal.
